Quickest way to sell a property before Christmas? Thu, 07 Nov 2013 14:51

According to a survey by Move with Us, homeowners who want to sell their home by Christmas traditionally need to have their house on the market by the first weekend of September!

This might seem a long time in advance, but people start to prepare for Christmas earlier and earlier these days.  They get over-taken with Christmas shopping, parties, and they also mentally prepare to wind down.

Although Rightmove reported today that page views rose 30% in the four months to end of October, it stands to reason that, as Christmas approaches, the housing market is going to quieten down.

Most people who are buying want to "be in by Christmas", so will have started their search several months previously.

As the festive season approaches, price becomes more and more critcal.  Buyers know that they hold the upper hand and will be looking for discounts!

Properties with prices close to Stamp Duty thresholds such as £250K and £500K will find that any offers that do come in will be below the threshold.

As people get caught up in Christmas - shopping, visiting friends etc - viewings start to decrease further and any bad weather can have a knock-on effect as well.

Estate agents agree that it typically takes 12 to 15 viewings to get an offer on a property, so if there are fewer and fewer viewings happening, the chances of receiving an offer become slimmer.

Potential buyers start to think that they will look for their new property in the New Year, once Christmas is over and done with. This can leave sellers who are anxious to sell before Christmas worrying that they may not be able to achieve a sale until the Christmas lights have faded and people are back into their normal routine.

However, there is a solution and that is to sell your property to a cash buyer.

Selling your property for cash to our house buying company guarantees a quick and hassle free sale.

We can complete in a matter of days, if necessary, and can work with you to agree a completion date that fits with your plans over the holiday season.

Richard Hill, Founder of Dream House Buyer, comments:

"We buy properties for cash, all year round, regardless of the season.  We appreciate that Christmas places a significant "deadline" in the market place, not to mention estate agents winding down, or even closing over the Christmas/New Year period.

However, when it comes to buying properties for cash, Christmas is no different to any other time of the year for us.

Certainly- in cases of repossession - and sadly - the mortgage lenders don't use Christmas as an excuse not to gain possession.

We can complete on properties fast, leaving you free to relax over Christmas knowing that you sold your property".
